Building Alterations, extensions, repairs and fitout can in many ways be more complicated than new building work.

Generally the degree of complication relates directly to the age of the original structure with 19th century building work frequently presenting common problems including inadequate footings, unstable structure, rising damp and out of date services including electrical and plumbing.

The Approach

Efficient completion of building alterations, extensions and repairs or fitout should be based on drawing and written specification documentation which includes as far as possible an indication of building works which may be affected by the demolition exposure of building conditions which can only be assessed as the work proceeds.

The documentation should also take account of the following:

(a) Differential movement between original and new structure
(b) Heritage classification requirements
(c) Compliance with current Building Code provisions including (for example) incapacitated access
(d) The condition of existing underground services and the installation of new services (such as electrical and plumbing)
(e) The probability that the original structure may not be level or vertical
(f) The importance of roof and site drainage directing water away from (in particular) old structures
(g) The use of repair materials compatible with the original structure (for example lime mortar in lieu of cement mortar)
(h) Fitout is generally related to the provision of internal facilities (such as partitions) or special purpose equipment (such as kitchens). This type of work involves services including electrical, plumbing and air conditioning.
(i) Note that internal and external alterations and repairs may require a planning and building approval.
